Zom Living Brings Four Innovative Retail Concepts to 417-Unit Atelier Residential Rental Tower in Popular Dallas Arts District

DALLAS, TX - ZOM Living, one of the nation’s leading developers of multifamily housing, announces the execution of four retail leases at the residential tower Atelier that will add new fashion, dining, arts and entertainment concepts for residents and the surrounding community to enjoy at the gateway to the Dallas Arts District.

With panoramic views of Uptown and Downtown Dallas, the newly built property Atelier, which boasts a rotating art gallery within its lobby, is comprised of 41 stories and 417 rental apartments that overlook the arts district and Klyde Warren Park. The development features 15,000 square feet of prime retail space located at the ground level and two levels of underground public parking.

The innovative concepts just signed at Atelier’s retail space are as follows:

Green Family Art Foundation: the non-profit foundation is getting ready to open a 4,200-square-foot art gallery with the first show slated for Oct. 8 that will showcase artworks from Black abstract artists. With a focus on showcasing diversity within the arts, the space will feature a collection of over 400 artworks including from Black, female, LGBTQ, Latino and Asian artists. The collection was built by Adam Green, the son of Debbie and Eric Green, and is currently directed by Bailey Summers. The gallery, which is relocating from the Design District, will be open to the public.

Pizza Leila: Dallas restaurateur and head of the NL Group, Tim McEneny, who owns the American bistro Sloane’s Corner and the iconic steakhouse Dakota’s, is opening Pizza Leila soon. Executive Chef Ji Kang developed the Sicilian-style pizza inside Sloane’s kitchen during the pandemic. The square-shaped pies have gained popularity amongst patrons and the time was right to give the pizza concept its own home. The upscale eatery Pizza Leila will occupy a 1,600-square-foot space and is already in the permitting process with aim to open in the first half of next year.

Blank Canvas: is a hybrid of fashion and art that combines couture and cappuccinos. The high fashion and jewelry concept will feature an indoor café serving salads, sandwiches and specialty coffees in the 5,300-square-foot space leased. The gallery will be an incubator pairing notable designers with emerging designers from around the world and will offer a platform for the performing arts community of North Texas, hosting creative workshops and serving as an incubator for young aspiring artists and designers. Blank Canvas, which has done numerous pop-ups around the world, features traditional art and will showcase unique art forms, including NFTs, with the boutique’s buildout underway and plans to open to fashionistas by early next year.

Scratch Golf Club: this will be the first location for this unique indoor, virtual golfing concept created in Dallas that will occupy about 2,600 square feet. It features membership golfing using real equipment with balls getting swung into a giant screen that can display any golf course from around the world. The concept, which will also offer golf lessons, is slated to open within the first half of next year.

“Given that the residential tower Atelier is about 90% leased, ZOM Living received significant interest from retail concepts seeking to tap into the property’s residential community and its position at the entrance of the thriving Dallas Arts District,” said Jason Haun, ZOM Living’s Senior Vice President. “From the entertainment that Scratch Golf will bring as virtual golf gains popularity nationwide to upscale fashion boutique Blank Canvas, the highly anticipated arrival of Pizza Leila and the new home of the Green Family Art Foundation’s gallery, these concepts will fit in perfectly with the commercial fabric of the world-class Dallas Arts District. We are excited to activate our retail space and further enhance the surrounding community.”

Atelier sits at the footsteps of the globally recognized Dallas Arts District – the largest contiguous urban arts district in the country – its lobby gallery space facing Flora Street has become highly sought after by local artists seeking to showcase their work since the tower opened in 2021. Most recently, local visual artist Zarina Karapetyan had a successful exhibit with numerous artistic pieces sold. Following the opening of the Green Family Art Foundation’s space, ZOM also plans to collaborate with the foundation to showcase works of art from its collection in Atelier’s lobby gallery and to continue working with other artists in the Dallas community to activate this space with rotating art pieces for residents, locals and visitors to enjoy.

“The Green Family Art Foundation chose Atelier as the new home for our art gallery due to its proximity to the Nasher Sculpture Center and Dallas Museum of Art. We felt it created a magnificent halo effect to be close to so many artistic institutions,” said foundation trustee Eric Green. “The Atelier tower embraces the arts in its design, offers public parking and houses a gallery within its lobby that offers an additional space to showcase artworks from our collection for the community.”

The Atelier property has only 1,500 square feet of retail space remaining to lease. Known for its sophisticated architecture and interior design, the residential tower features resort-style amenities, including an expansive amenity deck with infinity edge pool and sun deck, custom cabanas, yoga lawn, outdoor lounge with grilling area for al fresco dining, a bar, and fire pit.  The interior amenities include a membership quality fitness center, coworking space with private conference rooms, private wine lockers, entertainment lounge, catering kitchen with harvest table, grab-n-go resident market, and pet spa.  It is walking distance to numerous cultural venues including the AT&T Performing Arts Center, the Dallas Museum of Art, the Crow Museum of Asian Art and the Nasher Sculpture Center.
