WARRENVILLE, IL - Lexington Homes has announced the start of construction and pre-sales at Lexington Trace 2, a community of 48 single-family rowhomes in west-suburban Warrenville, Ill. Adjacent to Lexington Trace, the builder’s recently sold-out complex of 106 rowhomes, this new community offers Lexington’s popular and time-tested Mews three-story floor plans.
Construction is underway, with two model homes and first deliveries expected in spring 2023, when sales will officially start on site. Currently, through its preferred lenders, Lexington Homes is offering a 7-year ARM that offers a fixed interest rate of 4.5%.
“After the resounding success of quickly selling all the homes at Lexington Trace in under two years, we were thrilled to secure an adjacent site to offer more of our popular rowhomes in this prime location in the west suburbs,” said Jeff Benach, principal of Lexington Homes. “Buyers in the first phase of Lexington Trace loved the open-concept designs and luxury appointments of our homes, along with the access the community offers to everything from a walking trail that connects to the Illinois Prairie Path and shopping and dining in downtown Naperville to the nearby Naperville Riverwalk and proximity to commuter corridors and Metra train stations.”
Benach added that buyers are on the hunt for new-construction homes with accessible price points that provide abundant living space and access to green areas.
“During the height of the COVID-19 pandemic, our homes at Lexington Trace appealed to buyers looking to leave dense urban areas for more space – both inside the home for remote work and outside for access to nature,” Benach said. “We continue to see demand for homes like what we’re offering at Lexington Trace 2 as inventory remains tight and many homebuyers want to purchase a new home before interest rates go up again. To help these buyers, we’re offering a special 7-year ARM.”
Lexington Trace 2 will offer maintenance-free living in three-level rowhomes from Lexington’s Mews Collection, which measure 1,758 to 1,914 square feet and have two to four bedrooms, 2½ to 3½ baths and attached rear-facing garages. These homes are base-priced from $409,990. Buyers can choose from two Mews floor plan designs, which offer a highly efficient use of square footage and flexible spaces, said Benach.
The larger Coventry design offers three to four bedrooms and 2½ to 3½ baths. This home’s main level features a coat closet, powder room, open-concept living room, dining room and kitchen, as well as an oversized balcony.
“The Coventry features an expansive open-concept kitchen/dining/living area with abundant space for entertaining, much like what you’d find in a single-family home,” said Benach. “It’s ideal for large gatherings of friends and family, including during holidays and for watching major sports events.”
A finished lower level features a flex space, ideal as a home office, home theater or exercise room. This level also offers a storage closet and access to the attached two-car garage. Buyers can opt to add a powder room or convert the space into a fourth bedroom with a full bath.
The home’s upper level features a laundry room, primary suite, two secondary bedrooms, a linen closet and a full hall bath. The primary suite includes a large walk-in closet and en suite bath with dual vanities and a walk-in shower. Buyers can upgrade to a deluxe spa bath, which adds a soaking tub and linen closet, and they can expand the size of the second and third bedrooms.
Buyers will find a charming and versatile alternative in the Warrington model, which has two to three bedrooms and 2½ baths. The main level includes a den/office, combination kitchen/dining room, great room, powder room and an 18-foot by 5-foot balcony.
“The Warrington has long been one of our most popular townhome designs, mainly due to the standout feature of its main-level office/den with French doors that provides coveted space for an office or homework center close to the kitchen,” said Benach. “As people first shifted to remote – and now hybrid – work, this space has become a highly sought-after feature in new homes. In the future, buyers can transform the space for a new use if needed, such as a playroom, music room or library.”
The home’s finished lower level features a flex space, large storage closet and access to an attached two-car garage. A powder room can be added to the lower level. “For buyers working remotely who need more than one home office, this finished level is perfect as a second work-from-home area,” said Benach.
Upstairs, the home features dual master suites and a second-floor laundry room. The primary bedroom has a double-door closet, walk-in closet and an en suite bath with a linen closet, dual vanity and walk-in shower. The secondary bedroom includes a walk-in closet and en suite bath with a soaking tub. Buyers can adjust this design by adding a third bedroom, expanding the primary bath and/or enlarging the second and third bedrooms.
Standard features in all homes at Lexington Trace 2 include 9-foot first-floor ceilings, and kitchens have 42-inch upper cabinets, granite or quartz countertops, a large island with breakfast bar overhang that provides seating for three or more, and energy-efficient, stainless steel GE appliances. Homes also include energy-efficient mechanical systems, oversize balconies, 3-inch-wide luxury plank flooring throughout the main level and 12-inch by 12-inch ceramic flooring in entryways and baths. Master suites have walk-in closets and en suite baths with dual sinks and marble or granite vanity tops. Buyers can choose from a variety of structural upgrades, such as adding a gas fireplace on the main level and a bedroom suite on the lower level.
Located at the southwest corner of Butterfield Road and Route 59, Lexington Trace 2 puts residents near multiple shopping, recreation and transportation corridors. Situated just a mile north of Interstate 88, the community is minutes from many large employers that line the East-West Tollway, such as an Amazon fulfillment center, Navistar and Exelon.
